Why Moisture Checks Matter Before Garage Floor Coating

A garage floor can look ready for a makeover while still needing a closer look beneath the surface. Before choosing a flake color or setting an installation date, make room in the plan for concrete moisture checks.

For homeowners in Beckley and the surrounding region, the useful question is: what does this slab need before a coating goes down? A written assessment helps connect the preparation, selected products, and project price.

A dry surface is only part of the picture

Concrete can contain moisture below the surface. A coating specification may require measurements of moisture vapor emission, internal relative humidity, or both. The acceptable result depends on the actual system; there is no single number that approves every garage floor coating.

Water entering at a door or wall also deserves a separate conversation. Describe where you see it and when it happens. A decorative finish should not be treated as a repair for an unresolved leak or drainage problem.

What a moisture test can tell you

The calcium chloride method measures moisture vapor emission at the surface. An in-situ relative humidity test uses probes within the slab. These answer different questions and must be interpreted against the coating manufacturer’s requirements.

A taped plastic sheet can reveal signs of moisture, but it does not provide a numerical moisture reading. It is not a substitute for the measurements required by the selected system. A photograph or a quick look at the floor cannot supply those results either.

What happens if results are too high?

The next step is to review the slab and the proposed system before proceeding. A compatible moisture-mitigation primer may be appropriate in some situations, subject to its limits and installation requirements. It is not an automatic answer for every wet floor.

Conditions can change. Manufacturer guidance notes that seasonal ground moisture can affect an on-grade slab without a suitable vapor barrier, even when a pre-installation measurement was acceptable. Ask how the known slab history affects the proposed work.

Bring this information to your estimate

  • When water appears: after rain, near the garage door, along a wall, or at another specific location.
  • What has happened before: old coating failures, past repairs, flooding, or recurring damp areas.
  • What you know about the slab: approximate age, additions, and any available construction records.
  • How you use the space: parking, storage, washing equipment, or workshop activity.

You do not need to diagnose the cause yourself. Photos taken when the issue occurs and a short description give the estimator a clearer starting point than a clean, dry floor on a different day.

Four questions to get answered in writing

  1. Which moisture checks are included, and when will they be performed?
  2. Which coating system is proposed, and what limits apply to it?
  3. If the results require additional work, how will scope, price, and timing be agreed?
  4. What moisture-related limitations or exclusions apply to this installation?

Keep those answers with your estimate. When comparing proposals, compare what each contractor has included rather than assuming every quote covers the same preparation.
